Bigger than the numbers on this one, is the lesson I learned. I didn’t do new floors, cabinets, tile, or even paint. All I did was something that no one else was willing to do, I made friends with difficult tenant and helped him secure a new residence. Then I paid a cleaning company $800 and the flip profited about $50k.
The picture is what the property looked like when I sold it for $231k. The market at the time only allowed for a flipped ARV of $265k, and the rehad would have been over $34k, so why would I spend the time managing construction when I wouldn’t make more money?
